  • Land Development

    If you are a property owner, land developer, or real estate investor who desires to develop a parcel of land either build to suit or build to spec for an investment property, NDL Group Inc. can assist you from conception through building completion. In addition to our Design Build General Contracting Services, we also provide Land Development and Entitlement Services.

    NDL Group, Inc. can assist you in putting together a qualified design team that can begin working on plans for not only entitlement requirements, but also bid documents and ultimately a plan set ready for permit submittal.  Our staff has experience in processing plans and expediting the process throughout the Las Vegas valley.

    Entitlement with regard to land development is the legal method of obtaining approvals for the right to develop property for a particular use. The entitlement process is complicated, time consuming and can be costly.   • Design-Build Construction
    Design Build project delivery provides significant time savings for the client. It eliminates the time delays experienced with the separate pre-construction phases of design, bid, and then build. At the start of a design build project, the project team is assembled and the architect, engineers, designers and contractors work together as one entity. This concept helps resolve many building issues and setbacks that can occur with more traditional delivery methods. During the design process, all parties can contribute their ideas that can save both time and money throughout the course of the project. With the Design-Build team, the project is managed efficiently from beginning to end.

    Design Build Construction provides the following:

    Tenant Improvement Construction
    NDL Group, Inc., is a licensed Specialty Tenant Improvement Contractor. We have a Nevada unlimited B license which allows us to perform construction for both new and remodeled spaces in any size existing building. We work closely with the tenant and landlord to ensure all of their interests are met. Our team can provide value and time savings through our ability to self-perform a number of trades and we can guide you through the construction process from beginning to end with our ability to provide space planning and also permit ready drawings.   • Construction Manager at Risk (CMAR)
    NDL Group Inc., offers Construction Manager at Risk (CMAR) services. This method of delivery allows us to monitor projects thoroughly. The CMAR works closely with the architect, engineers and subcontractors to assess designs and constructability to ensure the best means and methods are being utilized for your project.

    The CMAR focuses on the following:

  • Evaluates a project site or space to first identify any existing or potential risk factors
  • Works in conjunction with design consultants by reviewing designs and offering suggestions
  • Institutes boundaries regarding time, quality & costs
  • Provides cost analyses and reviews through each phase
  • Executes estimates, bids, quotes and proposals
  • Creates a time schedule for each phase of the project with periodic updates
  • Creates and upholds quality control specifications
  • Performs as General Contractor
  • Provides the project owner with well qualified scopes and costs for construction and construction management.

    Once scopes and costs are defined, these are used to create the prime construction contract and the guaranteed maximum price (GMP).

    Once NDL Group, Inc. has an established repeat working relationship with a client, a common open work order type of contracting we offer is based on the service work order. Our larger corporate clients find it convenient to establish a yearly or quarterly budget for their estimated small project and/or repair expenses. The property or facilities manager then gets corporate approval for their entire budget amount, allowing them to award individual small projects to NDL Group, Inc. without going through a time consuming approval process. This project type is also preferred by companies dealing with loss prevention claims because it allows for quick dispatch and repair time.

    Our staff tracks each individual project on a service work order with a unique job number. The projects can be hard bid or based on the time and materials used. This flexibility and quick turnaround style of small project management is beneficial to both the client and contractor.

    Polyurethane Foam & Fluid Applied Roof Systems
    NDL Group, Inc. has two foam rigs which are ran by our qualified technicians. They self-perform both spray polyurethane foam roofing and provide coatings on foam roofs. Foam roofs are a highly insulating material which is measured in R value. The higher the R-value, the less energy costs you will experience in your building. Additionally, foam roofs and coatings are light in color so they reflect the sun’s rays. This is a great choice in the harsh desert climates we experience in Nevada and Arizona. Spray foam roofs are also renewable as they are able to be re-coated. If properly maintained, the spray foam roofing will be eligible for extended warranty after each re-coat resulting in cost savings and an environmentally friendly roof system.

  • Reflective

    In addition to roofing, spray in polyurethane foam can be used in wall cavities in lieu of the traditional batt insulation. Although more costly that batt, foam insulation offers higher insulation values and can also help mitigate smell and noise from neighboring spaces.
