Is the NDL Group Inc. Asset Management Program Right for You?

Even the best teams can’t catch what they can’t see. Our program doesn’t replace your maintenance staff, it enhances their visibility and predictability. We deliver objective data, detailed condition reports, and warranty tracking that help your team make informed decisions before small issues turn into costly emergencies.

You’ll know about unauthorized roof or wall penetrations before they become major problems and have the documentation to hold tenants and vendors accountable when damage occurs when at fault.

They can inspect their specific trade but they’re not tracking how all your building systems perform together over time. NDL’s Asset Management Program evaluates the entire building envelope (roof, walls, openings, and drainage) and ties that information directly to your warranties, repair history, and compliance requirements.

You’re not just getting another inspection; you’re getting a complete, connected record of your property’s condition, available 24/7, right at your fingertips.

A standard warranty inspection checks a single system. Our system tracks every warranty attached to your building: roofing, coatings, sealants, waterproofing, and more. It even alerts you before a lapse or void occurs. We help you stay compliant, protect coverage, and avoid costly out-of-pocket repairs.

No. This isn’t a dashboard you have to manage. It’s a partnership. Our program combines hands-on visual inspections, professional reports, and a digital platform that keeps your building’s history organized. We do the heavy lifting so your team can focus on operations, not putting together the next spreadsheet for your investor meeting.

That’s great. Most of our clients do. Our system is built to complement your existing software and teams involved, not compete with them. We specialize in roof and building envelope management together, which most FM platforms overlook. We can integrate data or export reports in multiple formats for your internal use.

Here’s where the numbers tell the story:

  • Catching a small roof defect early can save $15,000–$50,000 in interior damage.
  • Maintaining warranty compliance can prevent full-system replacement costs.

  • Predictive maintenance can cut emergency callouts by up to 60%.

But beyond savings, it’s about accountability and visibility. Every repair, photo, and inspection is documented and timestamped in our system, so you always know who did what, when, and why. That level of tracking protects your property, your budget, and your relationships with contractors and tenants, because everything is verified, not assumed.

Perfect. Our system scales from single-building owners to multi-site portfolios. So as you scale we scale together. Even one property benefits from having all warranties, inspections, and repair data stored in one place, easy to access when you need it most.

Most clients choose to begin with quarterly inspections. We keep the cadence regular and from there we adjust based on your goals, budget, and warranty requirements.

  • You’ll receive a report highlighting the concern with priority levels (High / Medium / Low).
  • We’ll provide photos, recommendations, and if needed, coordinate repairs with licensed, qualified contractors to maintain warranty compliance.

  • We will handle the coordination per your request, after you determine the need based on the reports post-inspection.

This program does not complete contracted work, therefore we are providing services under a consultative service. 3 bids are not required! However, if you request us to provide work on any defects found – we then will coordinate 3 bids to ensure compliance.

We offer flexible terms: 2-year and 3-year agreements are most common. Longer terms provide better value and ensure you benefit from long-term data analytics and forecasting.

No problem. We can integrate your contractor into the system as part of your repair coordination. The goal is to maintain data consistency and compliance, not replace trusted partners.

  1. Schedule a consultation to discuss your portfolio.
